Launched today, the latest DAS Rural Property Sales Report for Q2 finds Australian farmland have remained resilient despite increasing uncertainty across parts of the broader property market.

DAS analysis of settled rural property transactions between 1 April and 30 June 2026 shows the national median farmland value was $10,470 per hectare, virtually unchanged from $10,473/ha in Q2 2025.

Over the longer term, farmland values also remain materially above levels recorded earlier in the decade, with the national Q2 median now approximately 32% higher than Q2 2021.

The national result, however, masks significant variation across Australian rural property markets. The Q2 report examines how farmland performance is diverging across states and agricultural regions, alongside the influence of land use and long-term productivity on property values.

Key findings include:

  • Australian farmland values remained broadly stable year-on-year, with the national Q2 median of $10,470/ha approximately 32% above Q2 2021 levels.
  • Dryland cropping accounted for 32.3% of the available H1 2026 transaction sample, compared with 28.9% in H1 2025, providing an emerging signal around the role of productive agricultural land in the current market.
  • State and regional performance varied considerably, reinforcing why national averages provide only a partial view of rural property conditions.
  • Properties in the highest 20% for long-term Net Primary Productivity recorded substantially higher median values per hectare than properties in the lowest productivity band.
  • Historical transaction patterns in Western Australia demonstrate why preliminary quarterly results need to be considered alongside transaction depth and the way rural sales are recorded over time.

The findings point to an Australian rural property market that remains resilient at a national level but is increasingly differentiated by location, land use, productivity and local market conditions.
